Office transactions across prime cities surge by 80% Q-o-Q; new office completion recovers by 126% in Q3 2020: Knight Frank India – Chennai office transactions report the recovery of 0.07 mn sqm in Q3 2020; Rentals increase by 0.5% YoY: Knight Frank India

~Four of the top eight markets witness stable or positive rent growth~


Mumbai, 8th October 2020: Knight Frank India, leading international property consultancy, today launched its quarterly report – India Real Estate Update – Q3 2020 – which presents an analysis of the residential and office market performance across top eight cities for the July-September 2020 (Q3 2020) period. In comparison with Q2 2020, the report observed gross office leasing across these cities witnessed a strong recovery, registering 80% growth to 0.44 mn sqm in Q3 2020. Whereas new office completions during the same period, reported recovery of 126% to 0.33 mn sqm, compared to Q2 2020.

As Q2 2020 was marred by lockdown, the report cited the need to evaluate commercial market recovery compared to pre-COVID levels. Thus, besides looking at a single period, i.e. Quarter on Quarter analysis, Knight Frank India established a comparative matrix of Q3 2020 recovery against the quarterly average number of transactions in the year 2019.

The total office transactions of the eight markets in Q3 2020 have improved and reached 33% of the 2019 quarterly average level. Chennai, National Capital Region (NCR), and Mumbai recorded higher recovery in Q3 2020 with transactions reaching the level of 57%, 43%, and 42% respectively of the quarterly average of the year 2019. New completions also improved to 29% of the 2019 quarterly average. In terms of new completions in Q3 2020, Ahmedabad was the only market to report higher new office completions, 125% of quarterly average levels of the year 2019.

In terms of rental values, the recovery in office transactions and new completions helped rental values remain stable in Bengaluru (4%) followed by Hyderabad (2%), Chennai (0.5%), and Pune with 0% Year-on-Year growth (YoY).

According to Shishir Baijal, Chairman and Managing Director, Knight Frank India, “The commercial office asset class performance for the third quarter have been encouraging especially when benchmarked against quarterly average of 2019 as office transactions were at a historic high in that year. Five Idli Carts launched for Transgenders by Apsara Reddy as a part of her Dignity Project

Transgender community remains a highly targeted and economically backward community. Many senior transgenders suffer illness, abuse and solitude. To help them earn an income and also look at other avenues as a career, Apsara Reddy has launched the Dignity Project that aims to help transgender women set up food carts, tailoring units and small businesses.

Launching the first pilot idli cart, Apsara Reddy, said, “As a transgender woman I’ve seen so much of prejudice and lack of opportunities. We need to fight doubly harder and often hunger forces my sisters into other professions. As they age and suffer medical bills or expenses and during emergency situations like Coronavirus they suffer in silence and suffer starvation. I feel the need to empower them with a small business that they can run and manage.”

She adds, “There have been so many great supporters who’ve come forward to help and contribute with provisions and utensils. It’s a way to show the transgender community a way to integrate and also work within their local community.”

Manisha Chordia of RCC Diva, key member of the social organisation that raises awareness and empowerment initiatives who was there to inaugurate the first cart, says, “We believe in the messages that various mediums can convey. S&K Brownie House – Brownies Baked With Love

S&K Brownie House, Chennai’s newest brownie house opens its doors. Started by Shiv Sharma and Kevat Suresh Chauhan, these newly graduated Hospitality Management students are serving mouth-watering brownies from their home.

Their culinary journey began in Manipal at the Welcomgroup Graduate School of Hotel Administration (W.G.S.H.A), The Department of Culinary Arts. The duo completed their bachelor’s degree in July 2020 after opting for bakery in the final semester as their specialization.

S&K Brownie House serves three variations of brownies; the (1) Klassikós, which is a healthy take on the classic fudgy brownies. (2) Ambrosia, this is an almond and rose blondie and (3) Café Noir, a fudgy coffee brownie along with Aprichio and Phoenix, two new exciting flavours which will be available in the coming days.

They also have a Petit Fours Collection on the menu; a collection of assorted box of bite size brownies containing 15 pieces, 3 of each variety. The main idea behind S&K Brownie House is to focus on one product but have various varieties, thus being able to concentrate on quality products and reduce wastage.

And that’s not all, Shiv Sharma and Kevat Suresh Chauhan plan on changing the menu on a monthly basis. For example, one of the menus being planned consists of a healthy vegan collection. In the coming days they also plan to introduce brownie loafs, brownie layered cakes and brownie macaroons.
